
I have two properties for sale that I really think you should buy.
I need to sell these two properties because I am looking to purchase something in NYC and because of the dry winter with no snow, my money tree dried up and I am hoping to sell these properties for the downpayment.

1. Â One is a beautiful building across from the Governor’s Mansion at 133 Eagle Street in the Mansion District. Â $295,000. Â It’s a 3 unit. Â And the rents take in $3,000. Â So with the interest rates as low as they are, the rents easily cover the mortgage.
Plus, the first floor apartment is gigantic and has a huge backyard, and could be the owner/occupied unit.
This is a smart investment, and a great building.
2. Â The second property I know very little about. Â It’s located in Panama City, Panama in the prestigious Punta Pacifica neighborhood. Â It’s for sale for $295,000, also.
It comes fully furnished, and it’s never been lived in. Â In fact, I’ve never even been there. Â I hear it’s in a great part of Panama City, and my realtor said it’s great, and why would she bullshit me? Â I would also be willing to hold paper on this one if you want. Â (can I legally admit that??)
In case you haven’t heard, Panama was listed as #1 in the New York Times “45 Places To Go In 2012“. Â Great things are happening there, and it’s about time you owned something in Panama City. Â Right? Â right.

Since I’ve been lucky enough to see the Panama property, I have to say $295k is a steal!! It is GORGEOUS!! It is in a beautiful tall building with a pool/gym/parking/concierge on a great street and has an amazing rooftop community area. It is in a terrific location – walkable to restaurants, shopping, parks, the waterfront and around the corner from the new Trump building. The apartment is two story with floor to ceiling windows and everything is new. And Panama City is an amazing city – such a great combination of old and new and so close to the rainforest and beautiful beaches. I’m so sad you never made it down there to enjoy it, Matt, but I don’t think you’ll have a problem selling this place.

love the eagle st property. always worry about being a landlord though. seems like it’s a lot of work esp if something breaks. not to mention the parking woes in albany.

@Cac you can have a Property Manager and not deal with tenants. Its a great buy if you want to see it.
